1. State-mandated grace period of one day is given.
  2. LATE NOTICE will be posted at residence or mailed. Late fees will be applied according to LEASE AGREEMENT.
  3. Mandated three day period will be given after LATE NOTICE before eviction is filed.
  4. Eviction may be filed as early as the 5th day after due date is missed or as soon as otherwise allowed by federal, state, and local law.
  5. Tenant will be held responsible for all late fees accrued during this time, as well as all court costs, eviction fees, and other costs incurred as a result of this breach of contract as allowed by federal, state, and local law.
